New Construction in Parrish
Parrish, Florida continues to see active residential development with several large-scale master-planned communities and new home neighborhoods underway or recently approved. North River Ranch, developed by Neal Land & Neighborhoods near Fort Hamer Road and Moccasin Wallow Road, is approved for up to 5,000 homes with approximately 1,200 currently occupied; the community features new single-family homes, townhomes, and villas from multiple builders along with extensive amenities including trails, schools, and shopping. Seaire, located east of I-75 on Moccasin Wallow Road, is planned for 3,000 homes including townhouses, single-family residences, and estate homes, with initial phases opening around Memorial Day 2026 on its 1,150-acre site. A Del Webb resort-style community targeted at Gen X buyers is scheduled to open in 2026 with 901 homes and luxury amenities. Additional activity includes ongoing phases at Parrish Lakes (with entitlements increased to support up to 3,778 units and buildout extended to 2036), Oakfield Trails and Oakfield Lakes (offering homes from builders such as Pulte Homes, D.R. Horton, Meritage Homes, and others), Creekside at Rutland Ranch by KB Home, and Creeks Edge at Twin Rivers by M/I Homes, among dozens of active new construction communities featuring single-family homes priced from the low $300,000s upward.
