Several active new single-family home communities continue to develop within the established Palmer Ranch master-planned area in south Sarasota. Talon Preserve, built by Lennar (formerly associated with DiVosta), features approximately 926 homes priced from the high $400,000s to over $1.3 million with resort-style amenities and no CDD fees. Sunrise Preserve by Mattamy Homes includes 412 homes and villas in a gated setting off Honore Avenue. Additional active phases include Hammock Preserve, Esplanade on Palmer Ranch (Taylor Morrison), Promenade Estates (D.R. Horton and M/I Homes, targeting 352 homes), Cobblestone on Palmer Ranch (Taylor Morrison, 180 homes), and Sandhill Preserve (DiVosta). These projects represent ongoing residential construction within Palmer Ranch boundaries. Larger proposals such as the Palmer Ranch East master-planned expansion (approximately 5,702 homes east of I-75) and Parcel 6C (up to 500 mixed-use units near Honore Avenue, SR 681, and I-75) remain in planning or post-approval stages as of mid-2026 and are not yet under active vertical construction.
