New Construction in Palm Bay

Palm Bay continues to experience significant residential growth with several large-scale projects moving forward. The Everlands West development, also referred to as Palm Vista Everlands West, received final approval from the Palm Bay City Council in July 2026 for approximately 2,360 homes, including about 1,600 single-family residences and 760 multifamily units, on more than 1,100 acres near Parkway and Pace Drive in the northwest part of the city. Major builders such as Lennar are actively constructing and selling homes in related subdivisions like Everlands, Timbers at Everlands, Chaparral PUD (Tillman Lakes), and Malabar Springs along the St. Johns Heritage Parkway corridor, with hundreds of homes closed in recent periods. Another major project is Ashton Park, a 1,568-acre mixed-use development in south Palm Bay near I-95 and Malabar Road by DIX Developments, planned for 5,813 residential units with land assembly completed in 2025 and development slated to begin by the end of 2025. Additional new home communities and infill projects by builders including Holiday Builders (such as Richmond Cove), Maronda Homes, and others are underway across the city, contributing to ongoing single-family and townhome construction.
