No other significant new construction / residential / mixed-use projects meeting the criteria (announced, under construction, or recently completed in the last 3 years) were identified. Smaller-scale individual home rebuilds or elevations occurred post-hurricanes, and a municipal Public Safety facility is advancing, but these do not qualify as major residential or mixed-use developments. A Thunderbird Beach Resort redevelopment proposal has faced delays and partial denial regarding height/density increases.
