New Construction in Coconut Creek
The primary ongoing new construction project in Coconut Creek, Florida, focused on homes, condos, townhouses, and a planned community is Mainstreet (or MainStreet) at Coconut Creek. This is a large mixed-use master-planned development on roughly 170–200 acres of former Johns Family Farm land, bounded by Wiles Road (north), Sample Road (south), Lyons Road (east), and State Road 7 (west). It aims to create a walkable “downtown” core for the city with residential, retail, parks, trails, and civic elements. Total projected buildout value exceeds $1 billion; expected population is 5,000–8,000.
Lennar (via Domain Real Estate Partners land purchase of ~$40.4 million as part of a larger ~$68 million deal) is developing the for-sale portion: approximately 414 townhomes, 148 villas, and 296 condos (about 858 attached homes total), plus a shared clubhouse and amenities.
Collections include Emerald, Topaz, Indigo (two-story townhomes with one-car garages and impact-resistant windows noted), and Sapphire. Pricing is largely TBD/coming soon as of mid-2026; estimates for entry townhomes often start in the low-to-mid $400,000s based on comparable Lennar Broward projects (subject to change).
GSR RE Partners (joint venture including Rosemurgy Properties, 13th Floor Homes, Schmier Property Group, and Giles Capital Group) is handling ~792 rental apartments.
A 13th Floor Homes condo component (e.g., Cullum Road & Banks Road area, previously noted as ~124 units in multi-building plans) is part of or adjacent within the broader Mainstreet approvals and listed as coming soon.
Amenities planned or under development include a clubhouse, pool, fitness center, parks (Village Green, Main Plaza, Johns Park, Waterfront Park, pocket parks), dog park, playground, splash pad, extensive trails/greenways (miles of biking/jogging paths), wetland preserve (~14 acres), and public gathering spaces. Commercial space (~225,000 sq ft, including an ~80,000 sq ft grocery-anchored plaza) features Whole Foods as a planned anchor, with mentions of Lazy Dog Restaurant and potential University of Miami Health involvement. A new fire station is also planned. Status (as of mid-2026 information): Land clearing and site preparation began in early 2026 after permits (clear/grub and infrastructure for sewer/water/utilities/roadways). Focus is on infrastructure first before vertical construction. Phased releases of homes are expected starting in 2026, with multi-year buildout. Sales office plans have included space in the nearby Promenade at Coconut Creek.
Scattered/infill single-family homes and customs: Limited inventory. One example is a listed new-construction 4-bed/3.5-bath ~2,531 sq ft home at 621 NW 42nd Ave (Coconut Creek 11th Sec) priced around $1.09 million. Other occasional customs or small projects appear on the market.
Eden Casa Grande: Approved small project for 6 single-family homes on a ~2-acre site near Coconut Creek Blvd and NW 39th Avenue (adjacent to Broward College), including new road, lighting, sidewalks, and buffers.
Zuckerman Homes: Previously active (e.g., Egret Landing at Lyons Road, noted as sold out with occasional resales). References to Venetian Pointe or Hammock Cove in the area appear limited or redirected; these names more strongly associate with the builder’s Fort Myers-area communities.
Coconut Creek’s existing housing stock is condo-heavy (including large 55+ communities like Wynmoor), with newer resale options in places like Banyan Trails or The Township. New-construction supply has historically been limited compared to neighboring areas, making Mainstreet the dominant story for the coming years.
