• Affordable/employee housing proposals — Past and ongoing efforts for multi-unit modular housing (e.g., proposals for ~20 units of affordable housing by developers such as Dickerson Group/related entities, involving wetland impacts and permitting). These face environmental reviews (USACE, etc.) and ROGO (Rate of Growth Ordinance) allocation requirements typical of the Keys. Status involves extensions and compliance steps rather than active large-scale building as of recent updates.

Nearby upscale options appear in the gated Shark Key community (off the highway near Big Coppitt), which has higher-end waterfront lots and luxury homes (sometimes listed in the multi-million range, including new or custom builds).

Current inventory typically includes a mix of existing homes (median list prices often in the $700k–$800k range overall, with waterfront commanding premiums), newer modulars (e.g., 2022–2023 builds), renovated properties, mobile homes, and land. The market has been described as relatively balanced or buyer-friendly in recent periods, with days-on-market varying.

Key Infrastructure Project

Big Coppitt Road Elevation & Resiliency Adaptation Project — Monroe County is advancing a major resiliency initiative to elevate portions of ~19 neighborhood roads (between roughly 1–18 inches to meet design elevations) and install an engineered stormwater system (inlets, pipes, treatment, pump stations with generators, and injection wells). This addresses flooding from sea-level rise, king tides, and heavy rain, aiming to maintain long-term access and property values through ~2045.

Design is at or near 100% (submitted for review around mid-2026), with an estimated construction cost of ~$86 million.
